Carpet Area of Flat

How is carpet area calculated? Why is it a benchmark while selling?



The carpet area of a flat, etc is net usable floor area of flat + internal walls. But excludes external walls, balcony, terrace or verandah.



As prescribed in incumbent legislation of MOFA (Maharashtra Ownership Flat Act, 1963), flat, etc are to be sold on carpet area only.



But MOFA also allowed to charge for common area which is incurred to the Promoter.



So what to do while selling flat, etc? Don’t compare oranges to apples, compare only carpet area or corresponding built-up/saleable area or rate per sq. ft. of flat, etc of the projects, buyer would like to buy.
